What's the Best Time of Year to Power-Wash Your House?

Timing matters more than most people think. Power washing (or soft washing) in the wrong conditions either doesn't work well or damages what you're trying to clean.

The short answer: late spring or early fall

For Minnesota, the sweet spot is May through early June or September through mid-October.

Both windows share the same three conditions:

Consistent temperatures above 45°F — cleaning solutions need warmth to work
Low pollen and no active leaf drop — otherwise you're cleaning again in a week
Occasional rain but not constant storms — you need a dry surface to start

Why not summer?

Summer works fine, but two things to watch:

Baked-on cleaning solution. Hot direct sun dries the soap before it can work, leaving streaks. Pros work in shaded sections or start early.
Booked-out schedules. July and August are peak season. Prices firm up and the calendar fills.

Why not winter or early spring?

Below 40°F: soft-wash solutions freeze in lines and don't activate
Under active snow melt: water freezes on the siding and can force ice behind panels
March mud and pollen: you'd be washing dirt onto a surface that's about to get dirtier

What about right after a storm?

Storms actually help — they knock loose dust and debris off. Wait 1–2 days for surfaces to dry, then wash. Don't wash during or immediately before a storm.

Book in the shoulder season

Late May and mid-September are the two easiest times to get on the schedule and the two best times for results. If you're planning ahead, that's when to book.
